30. Incorporation of Exhibits. All Exhibits referenced herein and attached hereto shall be <br />incorporated as if fully set forth in the body of this Agreement. <br />31. Other Provisions. If any existing tenant vacates the property, before the close of escrow, the City <br />will pay the Seller the actual amount of prorated rent lost, to the close of escrow. Prorated rent will be <br />based on the most recent Seller lease agreement. After the close of escrow, the City assumes full <br />responsibility for: expenses associated with existing tenants' occupancy of premises, as outlined in <br />their existing lease with Seller; and subsequent relocation costs as provided for in California <br />Government Code of Regulations, Title 25, and Chapter 6. <br />The parties have executed this Agreement as of the date written below. <br />SELLER: Fa Chou Ung, as Trustee of the Fa Chou Ung Trust, U.D.T.
