LEGAL DESCRIPTION <br /> EXHIBIT A <br /> All that real property situated in the City of Santa Ana, County of Orange, State of California, <br /> being a portion of Lot 47 as shown on that certain Tract No. 2752 filed in Book 79 of <br /> Miscellaneous Maps, at Pages 30-31, Orange County Records, and more particularly described <br /> in the following 3 routes: <br /> 1. Within a strip of land 6 feet in width, the centerline of which is described as follows: <br /> Commencing at the southwest corner of said Lot 47; said point being in the northerly <br /> right-of-way line of Chestnut Avenue as shown on said Tract Map; thence, along the <br /> west line of said Lot 47, North 00022'06" West a distance of 36.64 feet; thence, leaving <br /> said west line at a right angle, North 89037'54" East a distance of 31.84 feet to the Point <br /> of Beginning; <br /> Thence, North 00'11'30" West a distance of 94.00 feet to a point hereinafter referred to <br /> as Point "A"; <br /> Thence, continuing North 00'11'30" West a distance of 59.00 feet. <br /> 2.
