SCOPE OF SERVICES <br />conducted in accordance with Caltrans <br />Test Methods or ASTM Standards. <br />Engineering Analyses — Results obtained <br />from the field and laboratory investigation <br />program shall be used to establish <br />idealized soil profiles and design soil <br />parameters for bridge foundation design. <br />Assumptions <br />• No permit fee was assumed for the City <br />encroachment permit. $3,000 was allocated <br />for County well permits. <br />• Railroad entry permit, railroad insurance, <br />and flagging are not needed. <br />• Private property permits and access will be <br />provided by others. <br />• Site -specific traffic control plans are not <br />required; CA MUTCD will be used for traffic <br />control plans. <br />• No time -history or site -specific ground <br />response analyses. <br />• Borings will be patched with rapid set <br />concrete with black dye to replace asphalt <br />that is removed by excavations; no hot <br />mix/sawcut repair. <br />Task 8 Deliverables: <br />• Concept Submittal "A" to SCRRA <br />• 30%/60%/90%%/100%/Final Plan and Cost <br />Estimate Submittals aligned with SCRRA <br />submittals "B" through "E°. <br />• 60%/90%/100% Specifications & <br />Construction Schedule <br />• Aesthetic Concepts <br />• Draft and Final Geotechnical Report <br />Task 9 Right of Way <br />9.1 R/W Requirements Map <br />9.2 Legal Descriptions & Plats <br />Mark Thomas will prepare up to twenty (20) legal <br />descriptions and plat map exhibits for required real <br />property interests, including but not limited to any <br />temporary construction easement and/or right or <br />entry agreements. Legal descriptions and plats to <br />be prepared under the responsible charge of a <br />California Licensed Professional Land Surveyor. <br />CITY OF SANTA ANA <br />SANTA ANA BOULEVARD GRADE SEPARATION w <br />HARK THOHAS <br />Assumptions <br />Upon changes from coordination with <br />corresponding agencies or due to <br />construction, up to two (2) revision rounds <br />will be made to each legal description and <br />plat map. Revisions to be minor geometric <br />or dimension changes only. <br />Task Deliverables <br />• Twenty (20) Legal Description & Plat Map <br />Exhibits and traverse closure calculations <br />in PDF format <br />9.3 Appraisal Maps <br />Utilizing the completed landnet basemap will help <br />establish existing rights necessary for planning <br />acquisition needs. Mark Thomas will utilize ArcMap <br />GIS to create a consolidated database of <br />ownership and potential acquisition areas. An <br />Appraisal Map Exhibit will be produced, showing <br />proposed acquisitions overlaid on aerial imagery. <br />These exhibits are designed to be clear and easily <br />understood by appraisers, land agents, and <br />property owners. It is assumed that a single plan <br />sheet covering the project limits will be prepared. <br />9.4 Appraisal Services <br />Title Reports <br />Monument will procure preliminary title reports and <br />copies of all underlying documents for each <br />property to determine present ownership, <br />encumbrances affecting the subject property, and <br />matters to be cleared and taken "subject to" as part <br />of the transaction. Monument will perform the <br />following: <br />Order and examine Preliminary Title <br />Reports/Litigation Guaranties, determine <br />title deficiencies, develop a plan to resolve <br />and cure title deficiencies, and clear liens <br />and encumbrances. <br />Deliver all necessary documents to the title <br />and escrow companies and shall be <br />responsible for the preparation and <br />completion of such documents. Monument <br />will be responsible for managing and <br />monitoring the title and escrow companies <br />to ensure timely delivery. <br />Assist the City, its consultants, and agents <br />in resolving issues affecting marketable title <br />
