Staff Recommendation <br />CONTINUED TO <br />4- - A 4-e -defl?= -- <br />Executive Director Planning Manag <br />RECOMMENDED ACTION <br />Adopt a resolution approving Conditional Use Permit No. 2010-12 as conditioned. <br />DISCUSSION <br />Request of Applicant <br />Connie Jones of the Southwest Community Center is requesting approval of a conditional use permit <br />in order to allow the reconstruction and operation of an existing neighborhood service facility located <br />at 1601 West Second Street. <br />Property Description <br />The site, located at 1601 West Second Street, is a 12,300 square foot parcel of land located at the <br />northwest corner of Second Street and Forest Avenue. The site contains two existing buildings: a fire <br />damaged main building currently used by the Southwest Community Center for their outreach <br />programs, and a structure used for storage. In addition, a temporary trailer is currently located on the <br />site that is being used as an office. The buildings have been occupied since the early 1970s by the <br />non-profit Southwest Community Center and was previously used as a pet store. No parking spaces <br />are currently provided for the site. <br />The subject property is zoned Two-Family Residence (R2) and has a land use designation of Low- <br />Density Residential (LR-7) on the City of Santa Ana General Plan. The property is surrounded by <br />single-family residential uses, a church and an elementary school to the north, and single-family <br />residential uses to the south, east and west (Exhibits 1 and 2). <br />1 <br />31 B-3
