METHODOLOGY <br />For residential housing, a resource survey was initially conducted to identify available rental <br />units in Santa Ana. The following sources were utilized: <br />-- Classified rental listings from local newspapers and For Rent publications <br />-- Contacts with real estate/property management companies serving the community <br />-- Internet sources of rental opportunities <br />B. REPLACEMENT HOUSING AVAILABILITY <br />1. Residential Rental Housing <br />The rental replacement housing survey considered apartments and single-family <br />residences for rent in Santa Ana. This data is summarized in Table 7 below. Residential Housing for Purchase <br />Real estate listings were obtained for three bedroom single-family residences for sale in <br />Santa Ana. Twenty-two available comparable homes for sale between $200,000- <br />$374,900 were identified. The median home price was $258,000. <br />The median rent amounts shown in the table, and the median home price listed above, <br />are among the figures used to make benefit and budget projections for the Plan. This <br />amount is, naturally, subject to change according to the market rates prevailing at the <br />time of displacement. <br />3. Summary <br />Considering the above described availability of replacement housing resources gathered <br />over a two-week period, it appears that there are more than adequate replacement <br />9 <br />55A-14
