We are fully prepared to leverage our skills <br />and experience with our current efforts of preparing the environmental documents for the City's planned <br />widening of Bristof Street between Civic Center Drive and Seventeenth Street ("Phase 3') and Warner <br />Avenue to Saint Andrew Place ("Phase 4"). Our on -going work on the street widening project will assist in <br />our efforts to prepare a Specific Plan Amendment (SPA) for the Bristol Street Specific Plan, as well as the <br />related General Plan Amendment (GPA) and necessary environmental documentation needed for the <br />SPA and GPA. <br />As discussed in our meeting on Wednesday, June 23, 2010, we understand the City wishes to amend the <br />current Bristol Street Specific Plan to accommodate remnant land acquired by the City as a result of the <br />widening of Bristol Street. We further understand that it Is the City's Intent to change the current Specific <br />Plan and General Plan land use designations on these identified parcels to allow commercial uses similar <br />to, or consistent with, the City's 'Arterial Commercial Zoning District' (or C•5) zoning designation.
