BUSINESS CALENDAR <br />C. COMMISSIONER COMMUNICATION DISCLOSURE (REGARDING AGENDIZED <br />PROJECTS) <br />No disclosures were made. <br />WORK STUDY SESSION <br />D. DISCUSSION OF TOWN & COUNTRY PROJECT AT 555 EAST MEMORY <br />STREET <br />Associate Planner Ann Ni provided an overview of the Park View at Town and <br />Country Manor project and introduced Douglas Pancake, Principal with Irwin <br />Pancake Architects. <br />Mr. Pancake provided a presentation on the proposed 11-story building that <br />would contain 174 senior independent living units. <br />Commission discussion ensued regarding the Spanish Baroque style for the <br />building design, preference for seam metal roof with traditional design, avoidance <br />of mixed .design, enhanced landscaping that include large canopy trees, <br />crosswalks, pedestrians lights and circulation path to City Place as well as Main <br />Place Mall. Commission also encouraged notification to the neighborhood and <br />inquired about other projects similar to this in Orange County. Discussion <br />evolved regarding connectivity with parks, walking area, convalescing and/or <br />nursing-care unit, entry fees adjustment for senior affordability and in lieu park <br />fees. <br />E.
