SITE PLAN REVIEW NO. 2006-06 AND SITE PLAN REVIEW NO 2006-09 <br />Filed by Caribou Industries, to review the parking structure and plaza design for <br />the One Broadway Plaza development in the Specific Development No. 75 (SD- <br />75) zoning district located at 1109 North Broadway. <br />RECOMMENDATION: <br />1. Adopt a resolution approving Site Plan Review No. 2006-06 for the One <br />Broadway Plaza parking structure as conditioned. <br />2. Adopt a resolution approving Site Plan Review No. 2006-09 for the plaza <br />design of the One Broadway Plaza project as conditioned. <br />Senior Planner Vince Fregoso presented the staff report and recommendation. <br />Commissioner Betancourt abstained on this item. <br />n <br />Commission discussion ensued regarding: the hardscape pattern in the courtyard <br />area and street, building security, bollards, and access to building. Commission <br />was informed that the art wall will be brought back for review by the Planning <br />Commission. Commission inquired about the potential lights on walkways and the <br />installation of seating benches (how many, location, lighting) for pedestrians. <br />Commission reviewed the parking structure, including the number of stories, <br />entrance and exit locations. They also inquired about due to property line issues, <br />landscaping east and north elevations. Mr. Hipolite indicated they were limited, <br />and noted that at ground level landscaping may not be visible. Discussion ensued <br />regarding the elevator tower material facing Broadway and the use of trim on the <br />elevator, and use of translucent glass on the elevator.
