The City Council of the City of Santa Ana held ? duly noticed public hearing <br />on the above said actions far the Transit honing Code Specific evelopn?ent <br />District ??-84} on dune 7F ?D? g, and at that time considered ali testimony, <br />?rritten and oral, <br />C. Amendment Application loo. Dg-09 has been filed ?vith the City of Santa <br />Ana to change the zoning district designation of certain real property located <br />in the central urban core of Santa Ana and comprises over ? Dg blocks and <br />45g acres. The area is generally bounded by first Street, ?lovuer Street, <br />Civic Center Drive, brand Avenue and interstate ?I??? and includes the <br />Civic Center, Dovuntov?n, the Logan and Lacy neighborhoods, the First <br />Street commercial carridar, and industrial areas surrounding the Santa Ana <br />regional Transportation Center {SARTC?, <br />?. The Transit honing Code ?SDM?4} v?ill establish separate zones that range <br />frarn transit-oriented compact development to fens intense, neighborhood- <br />serving development Frith a mixture of land uses ?rithin them, SD-84 alloys <br />for greater flexibility of parking provision by using the concept of shared <br />parking far non-residential uses and establishes parking ratios by district <br />Frith less emphasis on establishing parking ay use. Additionally, D-84 <br />establis}?es detailed development standards far building and parking <br />location, building massing and open space, and regulates building <br />architecture through standards and guidelines. <br />?? The City Council has ?reighed and balanced the general plans policies and <br />has determined that based upon this balancing that Amendment Application <br />No. 20g-g i consistent v?ith the purpose of the general Plan, including <br />but not limited to its goals and policies tar <br />? ?
