(A1) PROJECT MANAGEMENT SERVICES <br />Project management and oversight services tasks may include: <br />• Establishment of right of way requirements for road widening projects <br />• Review accuracy of Right of way mapping and legal descriptions <br />• Review Title reports and identify pertinent <br />• Review and comment on Real estate appraisals <br />• Review and comment on Fixtures and equipment appraisals <br />• Review and comment on Loss of business goodwill appraisals <br />• Review and comment on Environmental studies <br />• Review and comment on Acquisition tasks such as offer packages <br />• Monitor negotiations. <br />• Review Relocation plan and monitor status of relocation and eviction efforts. <br />• Monitor condition of City property and provide property management services <br />• Prepare documentation for administrative settlements <br />• Provide Condemnation support <br />• Monitor Demolition activities <br />• Prepare documentation for Right of way disposition <br />• Attend meetings and present progress status reports to City staff <br />• Manage sales activities on City owned property including: <br />o Set-up procedure to sell surplus property <br />o Assemblage of smaller parcels into marketable units <br />o Market for sale properties via traditional and non-traditional methods <br />(A2) REAL PROPERTY APPRAISAL SERVICES <br />Consultant will provide appraisal services that include full and part take of residential property; <br />commercial property; industrial property; easements; special use or zoned property; furniture, <br />fixtures and equipment appraisals; review appraisals; and goodwill valuation. Appraisal Services <br />shall be in accordance federal, state, and local regulations, policies, procedures and standards. <br />Appraiser may perform the following tasks: <br />• Real Estate Appraisals (full and partial takes) <br />• Preparation of Appraisal Summary Statements to accompany City's Offer documents <br />• Valuation of Agency's Landscape Setback requirements <br />• Preparation of a detailed appraisal necessary for condemnation <br />• Coordination with Fixtures and Equipment Appraisers <br />• Coordination with Business Goodwill Appraisers <br />• Communication with property owners <br />• Prepare all necessary correspondence, letters and reports <br />• Provide effective communication with engineers, planners, attorneys, and City staff <br />Page 14 of 48 <br />19H-16
