Conditions for Approval for Site Plan Review No. 2009-03 <br />Site Plan Review No. 2009-03 is approved subject to compliance, to the reasonable satisfaction of <br />the Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the California <br />Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable <br />regulations. <br />The applicant must comply in full with each and every condition listed below rip or to exercising the <br />rights conferred by this site plan review. <br />The applicant must remain in compliance with all conditions listed below throughout the life of the <br />site plan review. Failure to comply with each and every condition may result in the revocation of the <br />site plan review. <br />A. Planning Division <br />1. The project shall remain in compliance with Site Plan Review (DP No. 08-81) and <br />the attached exhibits. <br />2. Any amendment to this site plan review must be submitted to the Planning <br />• Division for review. At that time, staff will determine if administrative relief is <br />available or the conditional use permit must be amended. <br />3. Prior to issuance of a Certificate of Occupancy the applicant shall provide a <br />Parking Management Plan documenting how the tandem valet parking will <br />function. Included in this plan shall be a commitment on behalf of the hotel <br />operator to offer valet parking service on a 24-hour basis to hotel guests. <br />4. A detailed landscape plan must be reviewed and approved prior to issuance of <br />any building permits. In addition to the landscaping palette, the plan shall include <br />details on the hardscape design, lighting concepts and outdoor furniture. At a <br />minimum, the project shall incorporate the amount and size of landscaping as <br />shown on Sheet CSL1.1. The exact specifications for these items are subject to <br />the review and approval of the Planning Commission. <br />5. Prior to submittal to building plan check, required notations shall be added to the <br />plan to address Fire Department comments from site plan review memorandum <br />dated December 31, 2008. <br />Exhibit A <br />• <br />Resolution 2009-20 <br />Page 3 of 15 <br />
