• <br />RESOLUTION NO. 2009-07 <br />KO - 3/17/09 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2008-04 <br />TO ALLOW THE CONSTRUCTION OF A 225 <br />SQUARE FOOT, SINGLE-STORY ADDITION TO AN <br />EXISTING TWO-STORY DUPLEX STRUCTURE AT <br />402 SOUTH SYCAMORE STREET WHICH IS <br />LOCATED WITHIN THE SPECIFIC DEVELOPMENT <br />40 ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2008-04 to allow the construction of s 225 square foot, <br />single-story addition to an existing two-story duplex structure at 402 <br />South Sycamore Street which is located within the Specific <br />Development 40 Zone (SD-40) (Heninger Park). <br />B. Neighborhood Project Review No. 2008-04 was sent to the <br />Heninger Park Architectural Review Committee for review. <br />Architectural Review Committee commented on the design and <br />concured with staff's conditions to revise the exterior to <br />architecturally match the existing Craftsman style design elements. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />D. On March 23, 2009, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />E. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2008-04 is consistent with both the Heninger Park <br />Design Guidelines and the Citywide Design Guidelines in regards <br />to architectural style and method of operation. <br />• <br />Resolution No. 2009-07 <br />Page 1 of 3 <br />
