S <br /> <br />RESOLUTION NO. 2008-08 <br />KO - 2/20/08 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2007-19 TO ALLOW EXTERIOR <br />MODIFICATIONS TO REPLACE AND REPAIR SEVERAL <br />WINDOWS OF THE EXISTING RESIDENTIAL <br />STRUCTURE AT 820 NORTH GARFIELD STREET IN THE <br />SPECIFIC DEVELOPMENT NO. 19 (SD-19) ZONING <br />DISTRICT (FRENCH PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood Project <br />Review No. 2007-19 to allow exterior modifications to replace and repair <br />several windows of the existing residential structure at 820 North Garfield <br />Street which is located within the Specific Development 19 (SD-19) Zoning <br />District (French Park). <br />B. The French Park Neighborhood Architectural Review Committee has <br />reviewed the proposal and has communicated its support of the window <br />improvements as presently proposed. The Committee is in agreement that <br />the proposed rehabilitation project will restore the historic integrity of the <br />structure and its contribution to the historic fabric of the Historic French <br />Park neighborhood <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2007-19 <br />project is consistent with the French Park zoning provisions and Historic <br />French Park Architectural Design Guidelines. <br />E. In accordance with the California Environmental Quality Act, the <br />recommended action is exempt from further review pursuant to Section <br />15301, which allows for minor alterations to existing structures.
