E. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2007-07 is consistent with both the Heninger Park <br />Design Guidelines and the Citywide Design Guidelines in regards <br />to architectural style and method of operation. <br />The design of the proposed addition to the rear of the <br />residence incorporates the unique structural and design <br />characteristics of the Colonial Revival architectural style. <br />2. The proposed two-car garage will incorporate key defining <br />elements that are found on both the existing single-family <br />residence and the original two-car garage, like consistent <br />roof pitch, roof form, materials, exterior finishes and color. In <br />addition, the proposed garage door is of a design that <br />matches the single-family residence. <br />F. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review pursuant to Section <br />15301, Class 1 and Section 15303, Class 3. This Class 1 <br />exemption allows for the demolition and removal of individual small <br />structures, including garages as well as addition to existing <br />structures not resulting in an increase of 50 percent. In addition, <br />this Class 3 exemption allows for the construction of new accessory <br />(appurtenant) structures including garages, carports, patios, <br />swimming pools and fences. Categorical Exemption Environmental <br />Review No. 07-189 will be filed for this project. <br />Section 2. The Planning Commission hereby approves Neighborhood <br />Project Review No. 2007-07.
