<br />KO - 6/6/07 <br />RESOLUTION NO. 2007-28 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2006-14 <br />TO ALLOW AN ADDITION OF A TWO-STORY TO <br />AN EXISTING RESIDENTIAL STRUCTURE AT 506 <br />SOUTH PARTON STREET LOCATED IN THE <br />SPECIFIC DEVELOPMENT 40 ZONE (SD-40) <br />(HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2006-14 to allow an addition of a two-story to an <br />existing residential structure at 506 South Parton Street, which is <br />located within the Specific Development 40 Zone (SD-40) <br />(Heninger Park). <br />B. The applicant is proposing to construct a 1,381 square foot addition <br />and remodel the existing residence. Tudor style design elements <br />such as the steep pitch of the roof, rolled roof cap, stucco walls with <br />applied gable end half timber accents and single hung wood <br />windows are repeated on the addition. <br />C. The Heninger Park Architectural Review Committee reviewed and <br />commented on the original design submitted; however, no <br />additional comments have been received from the Committee as of <br />this date. <br />D. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />E. On June11, 2007, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />F. After considering all of the evidence submitted, the Planning <br />• Commission finds and determines that Neighborhood Project <br />Review No. 2006-14 is consistent with the Heninger Park <br />Resolution No. 2007-28 <br />Page 1 of 3 <br />
