The granting of the variance will preserve the property <br />owner's ability to develop the property with awell- <br />designed office building that is consistent with the <br />intent of the Arterial Commercial zoning district. <br />iii. That the granting of a variance will not be materially <br />detrimental to the public welfare or injurious to surrounding <br />property. <br />The granting of the variance will not be materially <br />detrimental to the public welfare or injurious to <br />surrounding properties as the project has been <br />designed to preserve the character of the surrounding <br />neighborhood. Variance No. 2007-03 has been filed with the City of Santa Ana seeking to <br />allow a reduction in street frontage from 120 feet as required by Section <br />41-427 to 85 feet. The property located at 1625 East Eighteenth Street is <br />currently 14,134 square feet, so a variance of 866 feet is requested. <br />1. Santa Ana Municipal Code Section 41-638 authorizes the Planning <br />Commission to grant a variance upon making certain findings. <br />That because of special circumstances applicable to the <br />subject property, including size, shape, topography, location <br />or surroundings, that the strict application of the zoning <br />ordinance is found to deprive the subject property of <br />privileges not otherwise at variance with the intent and <br />purpose of the provisions of this Chapter. <br />There are special circumstances applicable to the <br />subject property. The subject site is a contained site <br />surrounded by an existing parking lot and office <br />development.
