RESOLUTION NO. 2007-01 <br />KO -1 /3/07 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA AMENDING SITE PLAN <br />REVIEW NO. 2004-05 AS CONDITIONED TO ALLOW <br />MODIFICATION TO THE COMMERCIAL PLAZA FOR THE <br />PROPERTY AT 2775 NORTH MAIN STREET WHICH IS <br />WITHIN SPECIFIC DEVELOPMENT NO. 59 (SD-59) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of amendment to Site Plan Review <br />No. 2004-05 to allow modifications to the commercial component plaza <br />design for the property located at 2775 North Main Street which is within <br />Specific Development No. 59 (SD-59). <br />B. Section 41-593.5(c) of the Santa Ana Municipal Code requires a review by <br />• the Planning Commission of all plans within a specific development plan <br />area to ensure the project is in conformity with the Specific Plan. <br />C. Applicant proposes to replace the amphitheater design with a more <br />flexible plaza design allowing a more efficient programmable space. <br />D. The amendment to Site Plan Review No. 2004-05 came before the <br />Planning Commission of the City of Santa Ana on August 14, 2006. The <br />Planning Commission continued the plaza modification request to allow the <br />applicant an opportunity to respond to several questions. Those items <br />included: a better delineation of space; operationally, the use and non-use of <br />the entertainment space; spillover noise; renderings portraying events and <br />non-events; and a list of events. <br />E. On January 8, 2007 the amendment to Site Plan Review No. 2004-05 <br />came back before the Planning Commission. <br />F. The site plan review amendment is in compliance with the provisions of <br />Specific Development No. 59 (SD-59) zoning district <br />G. In accordance with the Guidelines for the California Environmental Quality <br />Act, the proposed art and plaza plans has been determined to have no <br />significant impact to Environmental Impact Report 2004-01 that was <br />• certified. <br />Resolution No. 2007-01 <br />Page 1 of 5 <br />
