~.. <br />KO - 6/6/06 <br /> <br />RESOLUTION NO. 2006-016 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2006-07 TO ALLOW EXTERIOR <br />MODIFICATIONS TO THE ONE-STORY PORTION OF THE <br />EXISTING RESIDENTIAL STRUCTURE AT 819 NORTH <br />SPURGEON STREET LOCATED WITHIN SPECIFIC <br />DEVELOPMENT ZONE NO. 19 (SD-19) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood Project <br />Review No. 2006-07 to allow exterior modifications to the one-story portion <br />of the existing residential structure located at 819 North Spurgeon Street <br />which is located within the Specific Development 19 (SD-19) Zoning <br />• District (French Park). <br />B. The French Park Neighborhood Architectural Review Committee has <br />reviewed the proposal and has communicated its support; with the <br />suggestion that full-sized brick be used on the exterior of new chimney <br />instead of the proposed veneer brick. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2006-07 <br />project is consistent with the French Park zoning provisions and Historic <br />French Park Architectural Design Guidelines. <br />E. In accordance with the California Environmental Quality Act, the <br />recommended action is exempt from further review pursuant to Section <br />15301, which allows for minor alterations to existing structures. A Notice <br />of Exemption will be filed for this project. <br />• Section 2. The Planning Commission hereby approves Neighborhood Project <br />Review No. 2006-07. This decision is based upon but is not limited to: the Request for <br />Resolution No. 2006-016 <br />Page 1 of 2 <br />
