KO - 12/6/05 <br />RESOLUTION NO. 2005-75 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2005-01 <br />TO PERMIT THE CONSTRUCTION OF A <br />RESIDENTIAL ADDITION LOCATED AT 506 SOUTH <br />GARNSEY STREET LOCATED IN THE SPECIFIC <br />DEVELOPMENT 40 ZONE (SD-40) (HENINGER <br />PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2005-01 to permit the construction of a residential <br />addition located at 506 South Garnsey Street, which is located <br />within the Specific Development 40 Zone (SD-40) (Heninger Park). <br />• 1. The property owner is proposing a 537 square foot addition <br />at the rear of an existing single-family residence. The <br />project will involve the addition of two bedrooms and one <br />bathroom. <br />2. The addition has been designed to be consistent with the <br />existing Craftsman Bungalow architecture style, including <br />exterior design elements matching exterior finishes such as; <br />wood siding, single-hung wood windows, wood attic vents, <br />and roof pitch <br />B. The Heninger Park Review Committee has reviewed the proposed <br />construction and recommends approval of the project. <br />C. At the October 10, 2005 Planning Commission hearing, the item <br />was continued to allow for evaluation of the proposed window size <br />and the existing front porch column design. <br />D. On December 12, 2005, Planning Commission the Planning <br />Commission conduced the necessary review pursuant to Santa <br />Ana Municipal Code Section 41-593.5(c). <br />• E.
