• Conditions for Modification of Variance No. 1995-09 <br />Modification to Variance No. 1995-09 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire <br />Code, the Uniform Building Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below prior <br />to exercising the rights conferred by this variance. <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the variance. Failure to comply with each and every <br />condition may result in the revocation of the variance. <br />A. Planning Division <br />TRAFFIC, CIRCULATION AND PARKING <br />Parking reduction may not exceed <br />spaces-} eleven percent (157 parking spaces). (Modified by the <br />Planning Commission on August 8, 2005) <br />• 2 On-site circulation is to be designed to accommodate WB-50 semi- <br />trucks which will be making regular deliveries to this site. <br />3. Prepare revised Covenants, Conditions and Restrictions (CC&Rs <br />and agreements for parking access, property maintenance, <br />sewage, public utilities and landscaping, reciprocal access <br />easements and agreements, emergency vehicle access, drainage, <br />fire hydrants and sprinkler systems to include the proposed <br />buildings. (Added by the Planning Commission on August 8, <br />2005) <br />LANDSCAPING <br />4. Twenty-six 36 inch box trees are to be located at project entry points <br />located along and near public rights-of-way; <br />5.
