• <br />RESOLUTION NO.2003-51 <br />Koo-1 /8/04 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2003-01 TO PERMIT THE <br />CONSTRUCTION OF TWO SINGLE-FAMILY <br />RESIDENCES AT 325 WEST PINE STREET IN THE <br />SPECIFIC DEVELOPMENT 40 ZONE (SD-40) (HENINGER <br />PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant, The Santa Ana Community Redevelopment Agency, is <br />requesting approval of Neighborhood Project Review No. 2003-01 to <br />permit the construction of two single-family dwelling residences with <br />detached two-car garages for the property located at 325 West Pine <br />• Street. The Property is located within the Specific Development 40 (SD- <br />40) Zoning District (Heninger Park). <br />Once subdivided, one single-family dwelling unit will be constructed <br />per lot. The proposed addresses for the two single-family dwellings <br />will be 217 and 219 South Birch Street. <br />2. The new construction on the site has been designed to reflect the <br />scale, characteristics, materials and colors of the existing <br />residences in the neighborhood. <br />B. The Heninger Park Site Review Committee has reviewed the proposed <br />construction and approved the project as with one condition. Heninger <br />Park is requiring that if a chimney is proposed at a future date, it be <br />constructed of natural river rock, stone or brick masonry. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2003-01 <br />• <br />Resolution No. 2003-51 <br />Page 1 of 3 <br />
