• <br />Koo-11 /12/03 <br />RESOLUTION NO. 2003-45 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2003-11 TO PERMIT THE <br />CONSTRUCTION OF A RESIDENTIAL ADDITION TO AN <br />EXISTING SINGLE-FAMILY RESIDENCE AT 335 SOUTH <br />GARNSEY STREET IN THE SPECIFIC DEVELOPMENT 40 <br />(SD-40) ZONING DISTRICT (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The applicant is proposing to construct a 315 square foot addition to the <br />rear elevation of an existing single-family residence located at 335 South <br />Garnsey Street in the Specific Development 40 (SD-40) Zoning District <br />• (Heninger Park). <br />The project will involve the addition of a bedroom, bathroom and <br />laundry room. <br />2. The addition will be constructed to reflect the existing 1920s <br />Craftsman Bungalow style architecture. <br />B. The Heninger Park Site Review Committee has reviewed the proposed <br />construction and approved the project as proposed. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2003-11 <br />project is consistent with the Heninger Park Architectural Design <br />Guidelines and complies with the Heninger Park zoning provisions. <br />E. In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review. As such, Categorical Exemption <br />• Environmental Review No. 03-199 will be filed for this project. <br />Resolution No. 2003-45 <br />Page 1 of 2 <br />
