~~ <br />~~ <br />RESOLUTION NO. 2003-44 <br />Koo-11 /12/03 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2003-08 TO PERMIT THE <br />CONSTRUCTION OF A RESIDENTIAL ADDITION TO AN <br />EXISTING SINGLE-FAMILY RESIDENCE AT 409 SOUTH <br />ROSS STREET IN THE SPECIFIC DEVELOPMENT 40 <br />(SD-40) ZONING DISTRICT (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The applicant is proposing to construct a 968 square foot two-story <br />addition to the rear of an existing single-family residence located at 409 <br />South Ross Street in the Specific Development 40 (SD-40) Zoning District <br />(Heninger Park). <br />The project will involve the addition of a den, two bedrooms, two <br />bathrooms and a library room. <br />2. The addition will be constructed to reflect the existing 1920s <br />Craftsman Bungalow style. <br />B. Heninger Park Site Review Committee reviewed the proposed <br />construction and does not support the project as proposed. <br />They have identified concerns regarding the compatibility of a <br />second story addition with the immediately adjacent single-story <br />structures along Ross Street. <br />2. Additionally, they also cite that there are no known two-story <br />additions that have been built in Heninger Park since the adoption <br />of the SD-40 zone in 1986. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />• <br />Resolution No. 2003-44 <br />Page 1 of 3 <br />
