• The proposed subdivision is appropriately suited for the site <br />and the surrounding area. Per Conditional Use Permit No. <br />89-16, the project was approved for the existing commercial <br />uses and current floor area intensity. The tentative parcel <br />map will not effect the existing development, as the <br />maximum floor area ratio (FAR) threshold will continue to <br />remain in effect. <br />4. The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidable injure fish or wildlife or their habitat. <br />The project is currently developed with four <br />industrial/commercial buildings, with no proposal for new <br />construction. No fish or wildlife will be affected by the <br />approval of this map. <br />5. The design or improvements of the proposed project will not cause <br />serious public health problems. <br />The proposed parcel map will create two lot lines within an <br />existing industrial/commercial business park that is in <br />compliance with all development standards. Approval of <br />• Tentative Parcel Map No. 2003-05 will not yield in any <br />additional impacts upon public health in the area, as no new <br />development is proposed. <br />6. The design of improvements of the proposed project will not conflict <br />with easements necessary for public access through or use of the <br />property within the proposed project. <br />Approval of the tentative parcel map will not create <br />obstructions or hindrances for access on Warner Avenue or <br />other easements. Each parcel will have independent access <br />along Warner Avenue. <br />C. In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review. Categorical Exemption Environmental <br />Review No. 02-342 will be filed for this project. <br />Section 2. The Zoning Administrator of the City of Santa Ana after conducting <br />the public hearing hereby approves Tentative Parcel Map No. 2000-190 as conditioned in <br />Exhibit "A" attached hereto and incorporated herein. <br /> <br />Resolution No. 2003-26 <br />Page 2 of 3 <br />
