The project site is physically suitable for the type and density of the <br />proposed project. <br />The proposed site is physically suitable to the professional <br />and commercial development as proposed since it currently <br />has street frontage on Tustin Avenue. Access to the site will <br />occur on Tustin Avenue for automobiles. A total of 1,075 <br />parking spaces will be provided on-site with adequate back- <br />up space. The proposed Floor Area Ratio (FAR) is 1.43, <br />which is below the 1.5 permitted under the Development <br />Agreement. <br />iv. The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidable injure fish or wildlife or their habitat. <br />An Environmental Impact Report and Addendum were <br />prepared pursuant to the California Environment Quality Act <br />• for the project. The project site is located in an urbanized <br />area, and there are no known fish or wildlife populations <br />existing on the project site. Therefore, the proposed <br />subdivision will not cause any substantial environmental <br />damage or substantially and avoidably injure fish and wildlife <br />or their habitat. <br />v. The design or improvements of the proposed project will not cause <br />serious public health problems. <br />The proposed subdivision is not anticipated to have any <br />detrimental effects upon the general public. Each property <br />included sewer, water and necessary infrastructure <br />improvements as conditioned in Development Project <br />Review No. 02-33.. <br />vi.
