• RESOLUTION NO. 2005-18 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2004-12 <br />TO PERMIT THE CONSTRUCTION OF A NEW <br />TOW-CAR GARAGE TO THE PROPERTY <br />LOCATED AT 313 SOUTH GARNSEY STREET <br />LOCATED IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />KO - 06/23/05 <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood <br />Project Review No. 2004-12 to permit the construction of a 472 <br />square foot detached two-car garage for located at 313 South <br />Garnsey Street, which is located within the Specific Development <br />• 40 Zone (SD-40) (Heninger Park). <br />1. The detached garage will be designed to reflect the existing <br />California Bungalow architectural style of the residence. <br />B. The Heninger Park Architectural Review Committee has reviewed <br />the proposed detached garage for conformance with the <br />established standards and recommended minor revisions to the <br />plan. The applicant has revised the plan to comply with the <br />recommended changes pertaining to the garage. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />D. On June 13, 2005, the Planning Commission conduced the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />E. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Review No. 2004-12 project is consistent with the Heninger Park <br />• Architectural Design Guidelines and complies with the Heninger <br />Park zoning provisions. <br />Resolution No. 2005-18 <br />Page 1 of 2 <br />
