i. <br />RESOLUTION NO. 2005-06 <br />KO - 05/31 /05 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2004-17 <br />TO PERMIT THE CONSTRUCTION OF A <br />RESIDENTIAL ADDITION TO THE PROPERTY <br />LOCATED AT 505 SOUTH GARNSEY STREET <br />LOCATED IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood <br />Project Review No. 2004-17 to permit the construction of a 209 <br />square foot addition to the rear of an existing 1,249.45 square foot <br />single-family residence located at 505 South Garnsey Street, which <br />is located within the Specific Development 40 Zone (SD-40) <br />(Heninger Park). <br />1. The project will involve the addition of a hall, bedroom and <br />bathroom, as well as the removal of an exterior door and <br />relocation of an interior door for an existing bedroom. <br />2. The addition will be compatible with the existing 1921 <br />modified Craftsman Bungalow architectural style. <br />3. The proposed exterior design elements include replicating <br />the existing period details such as the corner brackets, <br />exposed rafter tails, attic vents, clapboard siding and the <br />relocation and re-use of the existing single-hung wood <br />windows at the rear of the residence <br />B. The Heninger Park Site Review Committee has reviewed the <br />proposed construction for conformance with these standards and <br />has recommended approval of the project with conditions that the <br />new siding match the dimensions and material of the existing <br />clapboard siding and that the rafter tails on the addition match the <br />• Resolution No. 2005-06 <br />Page 1 of 3 <br />
