KO - 10/5/05 <br />RESOLUTION NO. 2004-52 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 2004-13 TO ALLOW A LAUNDROMAT <br />FACILITY FOR THE PROPERTY LOCATED AT 2100 <br />SOUTH BRISTOL STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Conditional Use Permit No. 2004-13 came before the Zoning <br />Administrator of the City of Santa Ana for a public hearing on December <br />15, 2004. The .matter was continued by the Zoning Administrator to <br />December 22, 2004 <br />B. The applicant is requesting approval of Conditional Use Permit No. 2004- <br />• 13 to allow the expansion of an existing coin laundry facility at 2100 South <br />Bristol Street from Suite B into Suites B, C and D. <br />C. Under the City's zoning ordinance, a conditional use permit is required to <br />operate a coin laundry facility in the Bristol Corridor Specific Plan (SP-1) <br />zoning district. <br />D. Santa Ana Municipal Code Section 41-638 authorizes the Zoning <br />Administrator to grant a conditional use permit upon making certain <br />findings. <br />1. Will the proposed use provide a service or facility which will <br />contribute to the general well being of the neighborhood or the <br />community? <br />The proposed Laundromat expansion will contribute to the <br />general well being of the community by providing an <br />increased level of service to individuals who live and work in <br />the area. Additionally, the expansion of an existing <br />Laundromat use will facilitate revitalization of South Bristol <br />Street. <br />2. Will the proposed use under the circumstances of the particular <br />case be detrimental to the health, safety, or general welfare of <br />persons residing or working in the vicinity? <br />Resolution No. 2004-52 <br />Page 1 of 3 <br />
