• Conditions for Approval for Variance No. 2004-05 <br />Variance No. 2004-05 is approved subject to compliance, to the reasonable satisfaction <br />of the Planning Commission, with all applicable sections of the Santa Ana Municipal <br />Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building <br />Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rip or to <br />exercising the rights conferred by this variance. <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the variance. Failure to comply with each and every condition may result in the <br />revocation of the variance. <br />A. Planning Division <br />1. The project shall remain in compliance with Site Plan Review DP No. 04-08. <br />2. Any amendment to this variance must be submitted to the Planning Division <br />for review. At this time, staff will determine if administrative relief is available <br />or the variance must be amended. <br />• 3. A parcel map, or other method of combining lots as approved by the Planning <br />Manager, shall be approved and recorded prior to the issuance of any <br />building permits. <br />4. The driveway entrance from Memory Lane shall include an enhanced <br />pavement to match the proposed driveway on Bristol Street. <br />5. An enhanced pedestrian walkway shall be provided that links the proposed <br />commercial development with the existing Floral Park Promenade parking lot. <br />The pedestrian walkway shall include decorative walkways and shall be <br />submitted for the review and approval of the Planning Manger prior to the <br />issuance of building permits. <br />6. Two 36-inch box Canary Island Pines shall be located within the Floral Park <br />Promenade landscape setback along Memory Lane. A landscape plan <br />showing the location of the Canary Island Pines shall be submitted for the <br />review and approval of the Planning Manager prior to the issuance of building <br />permits. <br />7. The landscape planters around the existing Floral Park Promenade <br />monument signs shall include additional planting material.
