<br />KO - 7/16/04 <br />RESOLUTION NO. 2004-25 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2004-04 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 1230 SOUTH FLOWER STREET <br />(COUNTY MAP NO. 2002-206) <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of a tentative parcel map to subdivide <br />a 0.28-acre parcel into two residential lots at 1230 South Flower Street, to <br />facilitate the construction of a new single-family dwelling. <br />B. Tentative Parcel Map No. 2004-04 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on July 21, 2004. <br />C. The Zoning Administrator determines that the following findings have been <br />established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br />The proposed subdivision creates two residential lots <br />consistent with the Low-Density Residential provisions. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br />The proposed subdivision conforms to the minimum lot size <br />and street frontage requirements, as well as meets the letter <br />and intent of the State of California Subdivision Map Act <br />provisions. <br />3.
