~~ U RESOLUTION NO. 2002-33 kdo/11 /5/02 A RESOLUTION OF THE PLANNING COMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 2002-01 TO PERMIT THE CONSTRUCTION OF A RESIDENTIAL ADDITION AT 906 SOUTH ROSS STREET IN THE SPECIFIC DEVELOPMENT 40 (SD-40) ZONING DISTRICT (HENINGER PARK) BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: Section 1. The Planning Commission of the City of Santa Ana hereby finds, determines and declares as follows: A. The Applicant proposes to construct a 77 square foot addition to the front elevation of an existing duplex. The project will involve the expansion of the living room at the front of this residential unit located at 906 South • Ross Street in the Specific Development Zone No. 40 (SD-40). 6. Heninger Park Site Review Committee did not suppport Neighborhood Project Review No. 2002-01due to concerns over the location of the addition and how it would negatively affect the historical streetscape by altering the design of the front facade. C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning Commission to review all plans within a Specific Development Plan area to ensure that the project is in conformity with the approved Specific Development. D. The Planning Commission, after considering all of the evidence submitted, finds and determines that Neighborhood Project Review No. 2002-01 meets the intent of the Heninger Park Architectural Design Guidelines and complies with the Heninger Park zoning provisions. E. In accordance with the California Environmental Quality Act, the proposed project is exempt from further review. As such, Categorical Exemption Environmental Review No. 02-253 will be filed for this project. Section 2.
