~~ <br />U <br />RESOLUTION NO. 2002-33 <br />kdo/11 /5/02 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2002-01 TO PERMIT THE <br />CONSTRUCTION OF A RESIDENTIAL ADDITION AT 906 <br />SOUTH ROSS STREET IN THE SPECIFIC <br />DEVELOPMENT 40 (SD-40) ZONING DISTRICT <br />(HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant proposes to construct a 77 square foot addition to the front <br />elevation of an existing duplex. The project will involve the expansion of <br />the living room at the front of this residential unit located at 906 South <br />• Ross Street in the Specific Development Zone No. 40 (SD-40). <br />6. Heninger Park Site Review Committee did not suppport Neighborhood <br />Project Review No. 2002-01due to concerns over the location of the <br />addition and how it would negatively affect the historical streetscape by <br />altering the design of the front facade. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission, after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2002-01 <br />meets the intent of the Heninger Park Architectural Design Guidelines and <br />complies with the Heninger Park zoning provisions. <br />E. In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review. As such, Categorical Exemption <br />Environmental Review No. 02-253 will be filed for this project. <br />Section 2.
