• <br />RESOLUTION NO. 2010-02 <br />bk: 1/19/10 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2009-04 <br />TO PERMIT THE REHABILITATION OF THE FRONT <br />PORCH AT 801 NORTH MINTER STREET. <br />LOCATED IN SPECIFIC DEVELOPMENT 19 ZONE <br />(SD-19) (FRENCH PARK) <br />• <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2009-04 to permit the exterior of the historic Cooper <br />House to be repaired and rehabilitated to preserve the character <br />defining architectural features of the Queen Anne style for the <br />house located at 801 North Minter Street, in Specific Development <br />19 zoning district (SD-19) (French Park) <br />B. The applicant is proposing numerous repair and restoration <br />activities, including (i) restore the front porch, (ii) on the south <br />elevation remove non-original door flanked by the two existing hung <br />wood windows and reintroduce decorative fixed window, (iii) on the <br />east elevation construct a new rear porch to frame the existing rear <br />door leading to the backyard, which includes wood siding, shingle <br />detailing and Tuscan columns, and (iv) on the north elevation <br />remove existing, non-original aluminum window and in-fill with <br />wood siding. <br />C. The French Park Architectural Review Committee reviewed and <br />commented on the project and has found that the repairs and <br />rehabilitations are consistent with the historic character of the <br />neighborhood. <br />D. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development zoning district standards. <br />• <br />Resolution No. 2010-02 <br />Page 1 of 4 <br />
