Adopt a resolution: <br />1. Denying Variance No. 2004-13 to reduce the minimum lot size <br />requirement <br />2. Denying Variance No. 2004-15 to waive the loading zone requirement. <br />3. Denying Conditional Use Permit No. 2004-27. <br />Assistant Planner, Lucy Linnaus presented the staff report and recommendation. <br />Commission discussion ensued regarding the revised site plan, the circulation <br />proposal, the hours of operation, number of pumps, handicap provisions, delivery <br />truck entrance, hours for fuel delivery, traffic impacts, control box location. Staff <br />also noted pending Public Works issues with applicant: coordination of traffic <br />camera location with Red Flex, number of driveways and palm tree relocation. <br />Frank Barbaro requested allowing six pump installation to be competitive with <br />other stations in the area and offered a "sunset" provision after asix-month <br />period. <br />Leslie Burnside with Tait & Associates reviewed the architectural proposal for the <br />project. <br />Applicant, Bill Wilson commented on the revised design plans for the project. <br />Mr. Barbaro stated that they will not apply for Alcohol Beverage Control license <br />(beer and wine) and indicated the project signage will comply with the Santa Ana <br />Municipal Code. <br />MOTION: Continue item to uncertain date, to allow preparation of Findings <br />of Fact, conditions of approval, environmental review and to allow <br />applicant time to incorporate changes, including but not limited to possible <br />incorporation of a raised sidewalk, restrictions on hours of delivery, and an <br />alternative site plan showing the site with fewer pumps should it be <br />necessary to implement an alternative configuration following evaluation <br />after the sunset period. <br />MOTION: Mondo <br />VOTE: AYES: <br />NOES: <br />ABSTAIN: <br />ABSENT: <br />3.
