Vince Fregoso, Senior Planner introduced Mr. Franco Mola representing Geneva <br />Commons project. Mr. Mola introduced Ernesto Vasquez, McLarand Vasquez <br />Emsiek & Partners, Inc., and F. Scott Jackson, Attorney, Jackson, De Marco, <br />Peckenpaugh. <br />1 <br />1 <br />Ernesto Vasquez discussed the architectural concept and features of the project, <br />the size of the units and the materials of the proposal. Paul Zaleski of MVE <br />reviewed the unit types, flats, and lofts. He reviewed the stairway locations <br />indicating that every plan included laundry facilities. Mr. Jackson discussed the <br />proposed CC&Rs. <br />John Kaliski, the city's consulting urban designer, commented on the following <br />items: <br />1. Parking garage facing MacArthur Boulevard, some elements such as <br />signage, may be a concern <br />2. Corner at Imperial Promenade and MacArthur Boulevard could be stronger <br />architectural element <br />3. Lobby of the 8-story building could be at better location <br />4. Noted materials presented in photographs are considerably more expensive <br />than what is proposed. Project proposes using a lot of stucco on the building <br />instead of glass. <br />5. Interiors of buildings, unit sizes should be larger, have range of unit sizes, <br />explain how the units work, noted 3 feet wide balconies are not functional. On <br />page A10 question functionality of unit, make for larger unit with sliding door. <br />6. Storage is less defined in this project. Tandem spaces may accommodate <br />storage. Each unit would have space for storage. Chairman Mondo asked <br />how much storage space is assigned for each unit? Mr. Mola will define at <br />next session. <br />7. Need unit amenities defined, noted larger unit at 1,400 sq ft has larger <br />kitchen. <br />8. Amount of closet space in relation to unit appears small; some bedrooms are <br />tight, not allowing flexibility in furniture placement. <br />Commission discussion ensued regarding landscape maintenance, storage, <br />balcony size, size of kitchen, interior amenities, the location of the lobby in <br />relation to the motor court, and passenger/freight elevators. Other Commission <br />concerns related to impact of buildings and traffic mitigation measures, resident <br />and visitor access and parking, the frontage on MacArthur Boulevard, and <br />keeping neighborhood updated as well as consideration for a proposed <br />pedestrian bridge with the project. <br />G.
