Vince Fregoso, Senior Planner presented an overview of the project and <br />identified the issues raised at the October 27, 2003 study session for this project. <br />Mr. Franco Mola, project developer, and Mr., Paul Zaleski, architect, discussed <br />the changes that were made based on feedback from the Planning Commission, <br />including unit size, unit mix, interior and exterior amenities, and parking structure <br />design. <br />Discussion ensued on issues related to balcony sizes and materials, signage on <br />the parking structure, exterior materials, selling prices and HOA fees, the <br />inclusion of affordable housing on the site, project amenities, unit sizes, parking <br />and CC&R's. Discussion on the anticipated timeline for the project was also <br />held. <br />1. Public Comments (for items not on the agenda) <br />Pat McGuigan identified neighborhood concerns with a recent carnival on a <br />future church site on South Harbor Blvd. <br />STAFF AND COMMlSSlON COMMENTS <br />2. Staff indicated no changes have been made and that it was <br />a conceptual plan. <br />Commissioner Cribb <br />• Requested an update on painting the Segerstrom grain storage silo at <br />Alton & Greenville <br />• Acknowledged Shea Homes/Armstrong Ranch project. <br />• Requested information on the status of the "South Bristol Specialty Retail <br />District" designation. <br />• Requested update on Crevier/BMW. Staff indicated the project is <br />proceeding, with a study session scheduled for next month. <br />• Inquired about Starbucks at Bristol & Memory Lane. Staff indicated the <br />review for the site.. plan is in progress. <br />• Inquired if Starbucks at Fairhaven/North Grand is proceeding. Staff stated <br />plans are under review. <br />• Commented on drivers making prohibited right turns on red lights at the off <br />ramp exit at North Main Street/Freeway 5. <br />Vice Chairman Leo <br />• Noted a preference for a short agenda on February 23rd given the One <br />Broadway Plaza project action for that evening. <br />Chairman I~llondo <br />• No comments <br />Commissioner Nalle <br />Commented that the house at Baker/22"d Street looks great.. <br />Commissioner Sinclair <br />Requested update on H Salt Fish & Chips on Washington/South Bristol. <br />Staff indicated a letter was sent to the property owner to discuss the plans <br />for the site. <br />PLANNING COMMISSION MINUTES 3 February 9, 2004 <br />
