LSA ASSOCIATES. INC. ENVIRONMENTAL ANALYSIS <br />MARCH 2002 AMENDMENT NO. I <br />DISCOVERY SCIENCE CENTER <br />The existing facility is a 59,205 sq ft building footprint interactive science learning center and offices <br />with 92 parking spaces on site. The proposed Phase II project is a three stay expansion of the main <br />building with a large format theater (]MAX type) with digital displaydome, additional exhibit areas <br />that double as classroom facilities, expanded diningand retail areas, and a parting structure and <br />connecting bridge at Broadway and Main Place Drive. The project would include the following: 1) a <br />275 seat theater, 2) an office- warehouse addition — 14,600 (gross) sq ft, attached tothe parking <br />structure, and 3) apprcrcimately 38,000 (gross) sq ft of corridor /exhibit /classroom/theater staging area <br />space. Classrooms /conference areas are included in the exhibit space and Nill be used for either <br />exhibits and/or demonstrations attached to permanent or traveling exhibits, as the need arises. <br />Building heights are as follows: 1) theater /exhibit structure is prgDosed to be 106 feet, and 2) the <br />parking structure is proposed to be a maximum of 27 feet with the office component at 40 feet. The <br />parking structure is proposed to include 253 spaces. Surface parking at the primary site includes nine <br />spaces. On -site bus parking and bus turnaround space are provided in front of the main entrance. <br />A lighted bridge to accommodate vehicle traffic as v"ell as pedestrians is proposed to cross Santiago <br />Creek, connecting the primary access drive from Main Street to the parking structure on a currently <br />vacant property at Broadway and Main Place Drive. Provisions for a bike path connecting the existing <br />bike path along Santiago Creek to a planned undercrossing of the I -5 Freeway are included in project <br />design. No disturbance to Santiago Creek is proposed, as the bridge will be constructed prior to being <br />placed over the creek and will be supported from the creek banks, with no need for pillars. Phase II <br />also includes finishing the cladding on the unfinished sides of the cube icon. <br />The proposed project is described as Phase 11 of the DSC and is detailed in Table A, belay. A revised <br />site plan for the project has been prepared and submitted with the applications on file with the <br />Planning and Development Agency (Exhibit 1).
