RECOMMENDATION: <br />Instruct the Commission Secretary to enter posting into the minutes. <br />C. MINOR EXCEPTION N0.2003-05 <br />Filed by Dan Goodman for Luis and Maria Prado to allow construction of an <br />addition that extends three feet into the prevailing setback of an existing single <br />family home located at 2231 S. Baker Street. <br />RECOMMENDATION: <br />Receive and file the staff report approving Minor Exception No. 2003-05. <br />* * * END OF CONSENT CALENDAR * * * <br />BUSINESS CALENDAR <br />D. COMMISSIONER COMMUNICATION DISCLOSURE (REGARDING <br />AGENDIZED PROJECTS) <br />Commissioner Cribb noted that he had met with Mr. Derienzo from Urban West <br />Properties on a previous project. <br />WORK STUDY SESSION <br />Chairman Nalle requested that the Work Study Session items be presented out of <br />agenda order. <br />F. DEVELOPMENT PROPOSAL FOR FOURTH & BIRCH STREETS <br />David DiRienzo, Urban West Strategies, provided an overview of the project site, <br />located near the southwest corner of Fourth and Birch Streets. Doug Austin, <br />architect, advised that they do not have anything designed as yet and are <br />requesting direction and feedback from the Commission. He noted that the lot <br />size is 40 x 120 feet and it is their intention to develop amixed-use project that <br />will be sensitive to area and consistent with the intent of the Secretary of Interior <br />Standards. <br />Discussion was held regarding appropriate architecture, height restrictions, <br />parking, and the type of potential retail and housing product. Pictures of a <br />project they recently completed in the Seattle area were distributed. <br />Rose Anne Kings, Historic Resources Commissioner, spoke in support of the <br />project. <br />Walter Chau, neighboring property owner, expressed concern regarding soil <br />shifting. The Commission encouraged the project concept to move forward being <br />sensitive to building massing, historical context, appropriate height and parking <br />concerns. <br />E. NEIGHBORHOOD IMPROVEMENT UPDATE <br />Scott Kutner, Community Development District Manager, provided an update of <br />the community outreach program organization. <br />PLANNING COMMISSION MINUTES 2 June 9, 2003 <br />
