PROJECT UPDATE <br />Bill Apple, Associate Planner, provided an update on activities in Project Area <br />3 that is bounded by Flower Street on the west, First Street on the north, the <br />Costa Mesa (55) freeway on the east, and Sunflower Avenue on the south. <br />Upcoming projects outlined included a CVS Pharmacy, Phase II of the First <br />American Title expansion, proposed auto mall expansion, a proposed long- <br />term-stay hotel at the Saddleback Inn, and an expansion of a Guest Home by <br />Excel Residential Services. He also provided a status update on projects <br />previously reviewed by the Commission. <br />Discussion held regarding potential school construction and over-concentration of <br />ABC licenses in the area near the proposed CVS Pharmacy, the mix of apartments <br />versus for-sale housing included in the Nexus proposal, and the auto mall expansion. <br />PUBLIC HEARINGS <br />PROCEDURAL RULES <br />GENERAL PLAN AMENDMENT NO. 2003-01 AND TENTATIVE PARCEL MAP <br />NO.2003-02 <br />Filed by Ewing Development to allow an increase in the maximum floor area ratio <br />from .45 to .50 and construct an industrial building as a planned unit <br />development on an existing level lot at 4042 W.
