Bill Apple, Associate Planer, provided the staff report and recommendation. <br />Chairman Nalle disclosed that he had met with the applicant. Commissioners Richardson and <br />Mondo disclosed that they had met with Mr. Sundstrom, Mr. Birtcher, and Mr. Ober. <br />Commissioner Leo advised that he had spoke with Mr. Sundstrom on the phone. <br />Discussion was held regarding the possibility of the project including showrooms on the side <br />facint the freeway to attract business. <br />Chairman Nalle opened the public hearing. <br />Robert Sundstrom, representing the applicant, advised the Commission that the applicant <br />concurred with all conditions of approval. He also advised that landscape architects had <br />reviewed the project to ensure that the landscaping would not block the view from the freeway. <br />The trees will be specifically located so that the view would not be blocked if showroom space <br />was desired in the future. Clarification was provided on the window spacing and placement. <br />Commissioner Leo requested clarification regarding the payment of water fees for landscaping. <br />Mr./ Sundstrom advised that those costs were included in the Association fees. <br />There were no additional speakers on the matter. <br />Chairman Nalle closed the public hearing. <br />Motion to recommend that the City Council: <br />1. Approve and adopt Mitigated Negative Declaration No. 2001-131. <br />2. Adopt an ordinance approving Zoning Ordinance Amendment No. 2002-02. <br />3.
