• <br />RESOLUTION NO. 2002-04 <br />kdo/11 /16/01 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 01-09 TO PERMIT THE <br />CONSTRUCTION OF A NEW SINGLE FAMILY DWELLING <br />WITH A DETACHED TWO-CAR GARAGE LOCATED AT <br />610 SOUTH SYCAMORE STREET IN THE SPECIFIC <br />DEVELOPMENT N0.40 (SD-40) <br /> <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant proposes to build a new single-family dwelling with <br />detached two-car garage located at 610 South Sycamore Street in the <br />specific development zone no. 40 (SD-40). <br />B. Pursuant to the requirements of Specific Development No. 40, <br />Neighborhood Project Review No. 01-09 has been approved by the <br />Heninger Park Site Review Committee. <br />C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission finds and determines that Neighborhood <br />Project review no. 01-09 is in keeping with the City of Santa Ana's Design <br />and Development Standards and the Heninger Park Architectural Design <br />Guidelines. <br />E. In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review as such Categorical Exemption <br />Environmental Review No. 02-60 will be filed for this project. <br /> <br />Resolution No. 2002-04 <br />Page 1 of 2 <br />
