• <br />RESOLUTION NO.2001-57 <br />kdo/11 /16/01 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 01-07-FP TO PERMIT THE <br />RENOVATION OF A FIVE-UNIT APARTMENT BUILDING <br />AND CONSTRUCTION OF A NEW FIVE-CAR DETACHED <br />GARAGE LOCATED AT 818 NORTH GARFIELD STREET <br />IN THE SPECIFIC DEVELOPMENT NO. 19 (SD-19) <br />• <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant proposes to refurbish an existing 4,139 square foot <br />apartment building and construct a new 1,264 square foot detached five- <br />cargarage located at 818 North Garfield Street in the specific development <br />19 zone. <br />The new construction on the site has been designed to reflect the <br />characteristics, materials, and colors of the existing residences in <br />the neighborhood. <br />B. Pursuant to the requirements of Specific Development No. 19, <br />Neighborhood Project Review No. 01-07-FP has been approved by the <br />French Park Architectural Review Committee. <br />C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission finds and determines that Neighborhood <br />Project review no. 01-07-FP is in keeping with the French Park <br />Architectural Design Guidelines and is not detrimental to the harmonious <br />development of the City of Santa Ana nor impairs the desirability of <br />investment or occupation in the neighborhood. <br />~_J <br />Section 2.
