~~ <br />~J <br />RESOLUTION NO. 2001-56 <br />kdo/11 /16/01 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 01-06-FP TO PERMIT THE <br />CONSTRUCTION OF A NEW SINGLE-FAMILY DWELLING <br />WITH DETACHED TWO-CAR GARAGE LOCATED 814 <br />NORTH GARFIELD STREET IN THE SPECIFIC <br />DEVELOPMENT ZONE NO. 19 (SD-19) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant proposes to construct atwo-story single-family dwelling with <br />detached two-car garage. <br />1. The dwelling will be a total 2,731 square feet and consist of four <br />• bedrooms, four and one-half baths, a kitchen, living room, dining <br />room, and study loft area. <br />2. The new construction on the site has been designed to reflect the <br />characteristics, materials, and colors of the existing residences in <br />the neighborhood. <br />B. Pursuant to the requirements of Specific Development No. 19, <br />Neighborhood Project Review No. 01-06-FP has been approved by the <br />French Park Architectural Review Committee. <br />C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission finds and determines that Neighborhood <br />Project review no. 01-06-FP is in keeping with the French Park <br />Architectural Design Guidelines and is not detrimental to the harmonious <br />development of the City of Santa Ana nor impairs the desirability of <br />investment or occupation in the neighborhood. <br />Section 2.
