EXHIBIT "A" <br />CONDITIONS OF APPROVAL FOR CONDITIONAL USE PERMIT NO. 2001-19 <br />Should Conditional Use Permit No. 2001-19 be approved, the project shall comply with <br />all applicable sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code and all other applicable <br />regulations. <br />The applicant must comply in full with each and every condition listed below rip or to <br />exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br />A. Planning Division <br />1. All proposed site improvements, including all landscaping, must conform <br />to the site plan review approval of DP No. 00-81 and the approved <br />landscape plan. <br />• 2. Any amendment to this conditional use permit must be submitted to the <br />Planning Division and Police Department for review. At that time, staff will <br />determine if administrative relief is available or the conditional use permit <br />must be amended. <br />3. The storage or repair of vehicles on the premises is prohibited, with the <br />property only to be used for the day-to-day parking of vehicles. The lot is <br />intended for customer and employee vehicles only. No vehicles shall be <br />stored overnight between the hours of 10:00 p.m. to 6:00 a.m. nor longer <br />than a 24 hour period. <br />4. A lot line adjustment must be completed to consolidate parcels 404-044- <br />02 and 404-044-03 commonly referred to as 504 and 510 South Cypress <br />Street. <br />5. The La Canasta Furnishings building and parking lot wall shall be painted <br />utilizing the color pallet approved for the South Main street redeye{opment <br />rebate program prior to the parking lot being finalized. (Added by the <br />Planning Commission at their meeting on June 25, 2001). The wall <br />color shall match the building and be approved by the Planning Division. <br />• <br />
