i EXHIBIT "B" <br />FINDINGS OF FACT FOR CONDITIONAL USE PERMIT NO. 2001-19 <br />A. Will the proposed use provide a service or facility which will contribute to the <br />general well being of the neighborhood or community? <br />The proposed parking lot for La Canasta Furnishings will provide <br />additional parking opportunities for a commercial business project that is <br />in an area currently short of parking. The new parking lot will eliminate <br />the need for customers to park off-site along Myrtle Street and Cypress <br />Avenue which will benefit the adjacent residential neighborhood. <br />B. Will the proposed use under the circumstances of the particular case be <br />detrimental to the health, safety or general welfare of persons residing or working <br />in the vicinity? <br />The proposed parking lot has been designed to minimize impacts to <br />surrounding residential uses. Landscape and fencing buffers have been <br />provided adjacent to residential property. In addition, lighting has been <br />designed to not exceed 15 feet in height and to shine away from <br />residential property. In addition, vehicular access is not permitted on <br />• Cypress Avenue, which will also minimize adverse impacts to persons <br />residing or working m the vicinity. <br />C. Will the proposed use adversely affect the present economic stability or future <br />economic development of properties surrounding the area? <br />The development of the site with a parking lot will enhance the economic <br />viability of the area as this use will develop two vacant parcels and <br />provide much needed parking for the furnishing store adjacent to the <br />proposed parking lot. <br />D. Will the proposed use comply with the regulations and conditions specified in <br />Chapter 41 of the Santa Ana Municipal Code for such use? <br />The proposed parking lot will meet and exceed all applicable provisions of <br />Chapter 41 of the Santa Ana Municipal Code, including landscaping, <br />setbacks and circulation. <br />E. Will the proposed use adversely affect the General Plan or any specific plan of <br />the City? <br />• <br />
