• GAS:10/30/00 <br />RESOLUTION NO. 00-32 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING CON- <br />DITIONAL USE PERMIT NO. 99-07 TO ALLOW A <br />SERVICE STATION LOCATED AT 1700-1720 EAST <br />DYER ROAD <br />WHEREAS, this Commission held a public hearing on October 9, 2000, to allow <br />modifications to Conditional Use Permit Application No. 99-07. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid hearing, this Commission finds and <br />determines as follows: <br />A. Will the proposed use provide a service or facility which will contribute to the general <br />well being of the neighborhood or community? <br />A new service station providing gasoline sales, food and office space will provide <br />a benefit to the surrounding area and the motoring public by furnishing food and <br />• automobile services adjacent to State Route 55. <br />B. Will the proposed use under the circumstances of the particular case be detrimental to the <br />health, safety or general welfare or persons residing or working in the vicinity? <br />The site will be designed as to not interfere with off-site circulation and allow <br />ingress and egress from the site in a safe manner. The new facility will meet code <br />requirements and standards for a service station, food use and office use. <br />C. Will the proposed use adversely affect the present economic stability of future economic <br />development of properties surrounding the area? <br />The currently vacant office building will be demolished to allow the construction <br />of a new state of the art service station and parking area. Anew service station <br />with a food use and office component will provide services to the adjacent <br />industrial areas and boost the economic revitalization to the area. <br />D. Will the proposed use comply with the regulations and conditions specified in Chapter 41 <br />of the Santa Ana Municipal Code for such a use? <br />The project has been designed to meet all Municipal Code requirements for a <br />• service station with a food and office component. <br />
