GAS: 7/24/00 <br />~- RESOLUTION NO.00-25 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING IN PART <br />AND DENYING IN PART VARIANCE NO. 00-07, FOR <br />RELIEF FROM CERTAIN PROVISIONS OF THE SIGN <br />CODE FOR THE TARGET STORE LOCATED AT 3300 <br />SOUTH BRISTOL STREET <br />WHEREAS, Santa Ana Municipal Code Section 41-638 provides for the granting of a <br />variance from the provisions of the Santa Ana Municipal Code, upon making certain findings; and <br />WHEREAS, this Commission held a public hearing on June 26, 2000, on Variance <br />Application No. 00-07, for relief from certain provisions of the sign code. <br />NOW, THEREFORE, BE TT RESOLVED BY THE PLANNING COMMISION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesald hearing this Commission finds and <br />determines as follows: <br />A. That because of special circumstances applicable to the subject property, including size, <br />shape, topography, location or surroundings, that the strict application of the zoning <br />ordinance is found to deprive the subject property of privileges not otherwise at variance <br />with the intent and purpose of the provisions of this chapter. <br />Due to the relative size of the lot and the setback of the building from the street, the <br />installation of additional signage will allow Target the ability to identify new uses <br />and services available within the store. The variance will also allow Target the <br />ability to use the property in a manner that is consistent with similar sized uses. <br />Staff is not supportive of the monument sign variance as no special circumstances <br />exist on the site that deprive the site of privileges. Other similar sized projects along <br />the South Bristol Street corridor have installed signage that is in compliance with <br />the Sign Code. <br />B. That the granting of a variance is necessary for the preservation and enjoyment of one or <br />more substantial property rights. <br />The granting of the variance for secondary signage will allow the tenant the ability <br />to identify two new activities that will be provided within the store. <br /> <br />1 <br />
