L_T`r' I Q?~T .NQ - 0 0 -17 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING A <br />VARIANCE FOR RELIEF FROM THE REQUIRED <br />PARKING STANDARDS AND RELIEF FROM THE <br />REQUIRED LANDSCAPING STANDARDS FOR A <br />CHURCH LOCATED AT 1100 SOUTH CENTER <br />WHEREAS, the applicant is seeking a variance from Santa Ana <br />Municipal Code Sections 41-1411 and 41-627, to allow a reduction <br />in parking and. landscaping standards for a church located at 1100 <br />South Center. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid <br />hearing this Commission finds and determines as _follows: <br />A. That because of special circumstances applicable to the <br />subject property, including size, shape, topography, location <br />or surroundings, the strict application of the zoning <br />- ordinance is found to deprive the subject property of <br />privileges not otherwise. at variance with the intent and <br />purpose of the provisions of this chapter; <br />The Immaculate Heart of Jesus Catholic Church site is a <br />contained site surrounded by single-family neighborhoods. It <br />was originally developed with the intention of adding the <br />permanent church on a vacant pad on the corner of McFadden <br />-and Center. The location and current development on the <br />site makes it infeasible to add more land to the project. <br />The configuration of the existing development provides the <br />opportunity for a trade in landscape areas in order to <br />satisfy the intent of the code. <br />B. That the granting of a variance is necessary for 'the <br />preservation .and enjoyment of one or more substantial <br />property rights;. <br />The project fulfills the original master plan concept <br />envisioned for the site at the time of original development. <br />C.
