RESOLUTION NO. 99-32 <br />JiJNE 14, 1999 <br />PAGE 1 OF 2 <br />Conditions for Approval <br />Conditional Use Permit No. 99-14 is approved subject to compliance, to <br />the reasonable satisfaction of the Planning Manager, with all applicable <br />sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code and all other <br />applicable regulations. <br />The applicant must comply in full with each and every condition listed <br />below prior to exercising the rights conferred by this conditional use <br />permit. <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the conditional use permit. Failure to comply <br />with each and every condition may result in the revocation of the <br />conditional use permit. <br />A. Building Division <br />1. A covenant that holds the two parcels as one project must be <br />recorded prior to occupancy of the structures. <br />B. Planning Division <br />1. All proposed site improvements, including all landscaping as <br /> shown on the site plan, must conform to the Site Plan review <br /> approval of DP No. 99-10. <br />2. The conditional use permit becomes null and void if the City <br /> Council does not approve Zoning Ordinance Amendment No. 99-5. <br />3. This conditional use permit will not become effective until 30 <br /> days after the second reading of the ordinance approving Zoning <br /> Ordinance Amendment No. 99-5. <br />4. Each residence must contain an individual front sitting porch. <br />5. The joint wheelchair ramp is not an acceptable alternative, <br /> with each residence required to have a wheelchair ramp. <br />6. All siding for the project, including clapboards and shingles, <br /> must be wood. <br />7. All windows on the residences must be wood and wood-sashed with <br /> wood trim. <br />
