That the granting of a variance -will not be materially <br />detrimental to the public welfare or injurious to <br />surrounding property; <br />Granting a variance, as conditioned, will not be <br />detrimental to the public and surrounding properties by <br />allowing the proposed signage to exceed the size limits <br />for monument signs. The approval requires the applicant <br />to remove a number of signs on the subject site, as <br />well as prohibiting any additional signs. The <br />reduction of signs will visually enhance the service <br />station property and the surrounding visual <br />environment. <br />D. That the granting of a variance will not adversely affect <br />the General Plan of the City; <br />The granting of the variance as conditioned will not <br />adversely affect the City's General Plan land use <br />designation for the area. <br />2.
