RESOLUTION N0.99-18 <br />APRIL 12,1999 <br />PAGE 1 OF 1 <br />Conditions of Approval <br />Conditional Use Permit No. 99-06 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable <br />sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code and all other <br />applicable regulations. <br />The applicant must comply in full with each and every condition listed <br />below prior to exercising the rights conferred by this site plan review <br />approval. <br />The applicant must remain in compliance with all conditions listed in <br />Conditional Use Permit No. 99-06 and those listed below throughout the <br />life of the development project. Failure to comply with each and every <br />condition may result in the revocation of the site plan review approval. <br />A. Planning Division <br />1. Comply with all conditions and requirements from the Development <br />Review Committee (DRC) for the development project (DP No. 97- <br />67) . <br />2. Tentative Parcel Map No. 97-221 must be recorded prior to the <br />issuance of any future building permit on Parcel two or at 1720 <br />East Dyer Road. Provide a copy of the recorded map within 10 <br />days of recordation. <br />3. All future development is subject to the fees in effect at the <br />time of permit issuance. <br />4. Reciprocal access agreement easement shall remain in effect <br />between Parcels one and two and the Carl's Jr. restaurant site <br />at 1720 East Dyer Road. <br />5. Parcel two of Tentative Parcel Map No. 97-221 and its future <br />surface parking improvements shall remain irrevocably tied to <br />the Carl's Jr. restaurant site (1720 East Dyer Road) for as long <br />as a restaurant building exists. <br />ATTACHMENT A <br />Page 291 <br />32.A. <br />
